We educate our clients on the process to closing and potential pitfalls along the way so that there are few, if any, surprises in the event unforeseen inspection, mortgage, or title issues arise.

As your representative, we will review, revise and/or prepare all purchase or sale contracts, obtain your title insurance policy in a purchase, negotiate inspection issues, resolve title issues, prepare your deed and other required transfer documents in a sale, file any required transfer taxes, and disburse payment of final expenses and costs reflected on a purchaser’s closing statement.

Commercial Real Estate Sales & Purchases:

If you are involved in a commercial real estate transaction, current income tax laws require us to be prudent and cautious to structure your contracts for your business or building to benefit you the most. If a 1031-exchange to defer capital gains will benefit you, we will structure the exchange, draft opinion letters, Riders to the Contract for Sale, Exchange Trust Agreements, and we often serve as the Trustee of the Exchange Trust. We will negotiate and draft your contract and any applicable mortgages and promissory notes, and if none exists, we will set up your business entity to hold the real property to provide you with the most liability and creditor protection. Where tenants are involved in a commercial transaction, whether for business or residential lease purposes, we will obtain assignments of leases and deal with any landlord/tenant issues that may exist. If you are also buying or selling a business related to the real estate transaction, we will structure your asset purchase or sale transactions.
